Hacienda Iguana is a gated beach and golf community in Tola, on Nicaragua’s Emerald Coast. It sits right on Playa Colorado, one of the most consistent surf beaches in Central America. What it’s like to stay here
Most days start early. The surf is usually cleanest in the morning, and the light on Playa Colorado at sunrise is worth getting up for even if you don’t surf. By midday people drift back for lunch, a swim or a nap in a hammock. Late afternoon is beach walks, a round of golf or a drink while the sun goes down over the water.
It’s greener than people expect. The community backs onto forest and the Río Dulce estuary, and it’s normal to hear howler monkeys in the morning and see birds you don’t have at home. Nights are quiet. If you want bars and nightlife you’ll need to drive, and most of our guests are happy about that.

Surfing at Hacienda Iguana
Surf is the main reason people come to Hacienda Iguana. Lake Nicaragua sits just inland, and it helps give this stretch offshore winds on most days of the year. That’s a big part of why the waves here are so reliable.
- Playa Colorado: a fast, punchy beach break that can get hollow. Best for intermediate and advanced surfers.
- Panga Drops: a reef break just up the beach that handles bigger swell. For experienced surfers.
If you’re new to surfing, Hacienda Iguana’s main breaks can be a lot. Beginners usually do better with lessons on a gentler wave nearby, like Beginners Bay in Popoyo, a short drive away, where our sister company Nicaragua Surf Camp runs lessons and surf packages. Plenty of guests stay in Hacienda Iguana and take lessons there.
Good to know before you book
- Roads: the highway is paved almost to the gate. Inside the community, roads are dirt, which is fine for a normal car.
- Getting around: plenty of guests walk, bike or use a golf cart inside the community. Rent a car or book a driver if you want to explore further.
- Groceries and cash: Rivas is the last big town on the way in. Stock up there, and bring US dollars in small bills.
- Internet: it varies from house to house. If you’re working remotely, ask us about the connection at the property you like before you book.
- Seasons: the dry season runs roughly December to April. The green season, about May to November, brings afternoon rain, lush scenery, fewer people and plenty of swell.

In Tola, in Nicaragua’s Rivas department, on the Pacific coast next to Popoyo. It’s about two and a half hours by car from Managua airport.
Is Hacienda Iguana good for families?
Yes. It’s gated, quiet and spread out, with space for kids to roam, a long beach and a golf course. Just keep an eye on the surf, because Playa Colorado can have strong waves and currents.
Can beginners surf at Hacienda Iguana?
The main breaks here, Playa Colorado and Panga Drops, suit intermediate and advanced surfers. Beginners are better off taking lessons at a gentler spot nearby in Popoyo.
Do I need a car?
Not necessarily. You can arrange an airport pickup and get around the community on foot, by bike or by golf cart. A car is handy if you want to explore Popoyo, Playa Gigante or Rancho Santana.
Can you arrange my airport transfer?
Yes. Once you’ve booked, send us your flight details and we’ll organise a driver from Managua or Liberia.
