Where to Stay in Nicaragua: Beach Towns and Areas Compared for Families

Casa Tortuga Luxury Ocean View Home in Rancho Santana pool view

For a family beach holiday in Nicaragua, stay on the southern Pacific coast: San Juan del Sur for a lively town with restaurants, or the Tola coast (Popoyo, Rancho Santana, Hacienda Iguana and Playa Gigante) for quieter beaches and surf. Add two or three nights in colonial Granada for culture and volcanoes.

Full disclosure: we’re a vacation rental and trip-planning team based in Tola, and we manage homes in several of the areas below, so we know them well. We’ve also included places where we don’t have homes, because they might suit you better. Checked in October 2026.

The Tola coast (the Emerald Coast)

The coast west of Tola town, about 2 to 2.5 hours from Managua, has some of Nicaragua’s best surf and quietest beaches. There are no big hotels, so most visitors stay in vacation homes or small lodges. Our Tola vacation rentals page compares the areas, and our Popoyo and Tola travel guide covers beaches and things to do.

Popoyo and Playa Guasacate

Popoyo is Nicaragua’s best-known surf spot and hosted the ISA World Surfing Games in 2015. Playa Guasacate, next door, is a long beach lined with houses, small hotels and surf-town restaurants. Beginners Bay at the south end is sheltered and good for learning.

  • Good for: surfers of every level, families who want to walk to the beach, and longer stays.
  • Keep in mind: it’s a small surf town. There’s no ATM in Popoyo or Guasacate, and power cuts happen, so ask if a house has a backup generator.

Rancho Santana

A large private community with five beaches, including Playa Los Perros, one of the calmest swimming beaches on this coast. It has a kids’ club for ages 5 to 12, restaurants, a surf school and horse riding. Guests pay a resort fee of about $17.50 per person per night.

  • Good for: families who want everything in one place, with security and organised activities.
  • Keep in mind: it’s the most expensive option, and you’ll want a car or golf cart to get around.

Hacienda Iguana

A gated beach and golf community on Playa Colorado, with a 9-hole golf course that can be played as 18. The surf here (Colorado and Panga Drops) is for intermediate and advanced surfers, and the community has a beach club and restaurants within walking distance.

  • Good for: golfers, surfing families with older kids, and groups wanting a pool house in a secure community.
  • Keep in mind: the main beach waves are powerful, so younger children are better off at calmer beaches nearby.

Playa Gigante

A small fishing village about 20 minutes south of Popoyo, in a protected bay with calm water for swimming. It has surf camps, simple restaurants and a relaxed village feel. It gets busy at Easter. We don’t list homes in Playa Gigante yet, but ask us and we’ll help you find one.

San Juan del Sur

San Juan del Sur is Nicaragua’s best-known beach town, set on a horseshoe bay about 2 to 2.5 hours from Managua and about 45 minutes from the Costa Rica border. The town beach is calm, and there are more than a dozen beaches within 40 minutes, from quiet Playa Marsella to the surf at Maderas and Remanso.

  • Good for: families and groups who want restaurants, shops, boat trips and some nightlife, plus easy day trips to beaches and turtle nesting at La Flor.
  • Keep in mind: it’s livelier than the Tola coast, especially at weekends and in high season.

Granada

Founded in 1524 on the shore of Lake Nicaragua, Granada is one of the oldest colonial cities in the Americas. Its colourful streets, churches and horse-drawn carriages make it Nicaragua’s most popular city for visitors. From Granada you can take a boat through the Isletas, visit Masaya Volcano at night, swim in Laguna de Apoyo and hike Mombacho.

  • Good for: two or three nights of culture before or after the beach. It’s only about 45 minutes from Managua airport.
  • Keep in mind: it’s hot, especially in April, so choose a house with a pool.

Further afield

We don’t have homes in these places, but they’re worth knowing about:

  • León: a lively university city with a cathedral listed as a UNESCO World Heritage Site in 2011, and volcano boarding on nearby Cerro Negro (public tours are usually for ages 17 and up).
  • Ometepe: an island in Lake Nicaragua with two volcanoes, reached by a one-hour ferry from San Jorge, near Rivas. Good for two or three nights of nature and hiking.
  • The Corn Islands: Caribbean islands with white sand and clear water, reached by a domestic flight of about 1 hour 20 minutes from Managua. Little Corn has no cars.

How to choose where to stay

  1. Do you want to surf? Stay in Popoyo or Guasacate. For advanced surf, Hacienda Iguana.
  2. Do you have young kids? Rancho Santana (calm Playa Los Perros and a kids’ club), or a house near Beginners Bay or Playa Gigante.
  3. Do you want restaurants and things going on? San Juan del Sur.
  4. Do you want culture? Add Granada for two or three nights.
  5. Is it your first visit? Combine two places: Granada plus one beach area works well in a week. See our Granada and beach combination.

Where to stay in Nicaragua: FAQ

San Juan del Sur suits families who want a town with restaurants and a calm bay. The Tola coast suits families who want quieter beaches: Rancho Santana for a resort community, Playa Gigante for calm water, and Popoyo for surf.

Is San Juan del Sur or Popoyo better?

San Juan del Sur is bigger and livelier, with more restaurants and boat trips. Popoyo is quieter and better for surfing. They’re about 1 to 1.5 hours apart by the coastal road, so you can visit one from the other.

How far is Popoyo from Managua airport?

About 2 to 2.5 hours by private transfer. San Juan del Sur is a similar distance, and Granada is about 45 minutes.

Are there all-inclusive resorts in Nicaragua?

A few, but most visitors to the Pacific coast stay in vacation homes, small hotels and lodges. A rental house with a pool is often the best value for families and groups.

Should I stay in Granada or on the beach?

Both, if you can. Most families spend two or three nights in Granada and the rest of the trip on the coast.
